Payment Plan Overview • Deposit: 10% of the net property price. • Down Payment: 30% to be paid within 30 days after the deposit.

Sales and Purchase Agreement (SPA).

Example Calculation for Down Payment:

• Total Down Payment: (14,000,000 × 20%) = 2,800,000 THB
• Per Installment: (2,800,000 ÷ 8) = 350,000 THB per installment
• Final Payment: 20% of the total property price to be paid upon completion of the
project and ownership transfer.
• Ownership Transfer Costs: Additional fees such as transfer taxes and legal fees will
apply on transfer day (details provided in the “Acquisition Costs” section).
Example for Final Payment:
For a property priced at 14,000,000 THB:
• Final Payment = 14,000,000 – (Reservation Fee + Contract Fee + Installment
Payments)
• Rate: 55 THB per square Wah per month, first 24 months paid on transfer date.
• Payment Term: Collected 2 years in advance.
Example for a 200 sqm property:
• Common Fee = (35 square Wah × 55 THB) × 24 months = 46,200 THB
